Attic Renovation into a Modern Living Space

Attic renovation is an increasingly popular way to expand living space without building additional floors. What was once an unused loft has now been transformed into a functional, bright, and modern apartment - ideal for comfortable everyday living.

However, converting an attic into a livable home is more than just interior decoration. It’s a complex construction project that requires careful planning and precise execution. In this case, the transformation involved a full range of technical works - from structural preparation and staircase construction to complete utility installations, insulation, flooring, and finishing touches.

Turning the Attic into a Comfortable Apartment

The first and most important step was creating an opening for the interior staircase, connecting the attic with the lower floor. This intervention required a structural assessment, as it involved modifying the existing reinforced concrete slab between floors.

Kako bi se tavan mogao pretvoriti u stambeni prostor, bilo je potrebno izvesti pregradne zidoveTo convert the attic into a proper living space, partition walls were built. The bathroom was enclosed using lightweight concrete blocks, while the two bedrooms and hallway were constructed using a drywall system with gypsum boards.

All exterior walls and sloped ceilings under the wooden roof structure were thermally insulated with mineral wool and covered with gypsum boards. The visible roof beams were also clad, resulting in a clean, modern aesthetic. The insulation significantly improved thermal comfort and energy efficiency, reducing heating needs in winter and cooling demands in summer.

One of the main challenges in attic renovations is how to use the low ceiling areas under the roof slopes, which are too low for regular use. In this project, these spaces were smartly used for storage and utility closets, maximizing the usability of every square meter.

Installing a new bathroom required new water supply and drainage installations. Because drainage pipes must be installed at a slope, the biggest challenge was laying the piping without significantly increasing the floor height – crucial in attics where ceiling height is already limited. The solution involved precise modification of the floor slab, again requiring a structural engineer’s approval.

A new screed layer was applied to the existing slab to allow the installation of new floor finishes: ceramic tiles in the bathroom, and large-format laminate planks in the bedrooms and hallway.

Old, worn roof windows were replaced with new skylights offering natural light and ventilation. Paired with white-painted walls and ceilings, and light-toned flooring, the previously dark attic was transformed into a bright, airy living space filled with daylight.

A Complete Home Makeover

As part of the renovation, additional work was also carried out in the existing parts of the house to elevate the overall aesthetic. New floors were installed, and walls were painted white throughout. The external access path was upgraded with a new concrete base, and gray ceramic tiles were added to the outdoor stairs. Discreet ambient lighting was installed along the path, directed towards the ground for a stylish and practical finish.

In the living room of the existing apartment, a decorative feature was created between the lighting and the TV unit. A light drywall cladding with integrated LED strip lighting was installed to add warmth and character.

Balcony Makeover - Outdoor Living

The previously open and exposed balcony was hard to use year-round due to sun and weather. A sleek steel frame roof structure was added, matching the existing steel railing. The roof was constructed with OSB panels, insulation, and traditional roof tiles. A reed paneling was added along the edges and ceiling for extra sun protection and a natural look.

To complete the transformation, an outdoor BBQ and dining area was installed, making the previously underused balcony a comfortable, open-air living space.
